Serbia's First Housing Loans Agreement for Youth Set to Be Signed

1,500 requests submitted as Serbian banks express interest in subsidized housing loans for young citizens.
On March 21, 2025, Serbia's President Aleksandar Vučić announced during a visit to Donje Grgure that 1,500 young individuals have submitted applications for subsidized housing loans aimed at facilitating the purchase of apartments and houses.

He stated that the first contract would be signed either on Monday or Tuesday of the following week.

Vučić indicated that the application process for these subsidized loans is expected to accelerate.

He highlighted participation from various banks, noting that besides Poštanska štedionica, NLB Bank has joined the initiative, with Intesa Bank and potentially others due to follow.

The President urged young residents of the Toplica district, as well as others from across the country, to apply for the loans and consider purchasing a home.

Notably, in the past 24 hours alone, 300 young people have registered for the housing loans.

Eligibility Criteria:

Applicants must be aged between 20 and 35 years and must not own any real estate.

Applicants must be citizens of Serbia with residency in the country.

Eligible applicants include those employed on a fixed or temporary basis, entrepreneurs, farmers, self-employed artists, or unemployed individuals with a creditworthy guarantor from their family.

Loan Amounts Available:

The maximum loan amount is €100,000, equivalent in dinars.

Repayment terms can extend up to 40 years.

A minimum contribution of 1% is required.

Interest Rate:

For the first six years, the loan will have a fixed interest rate of up to 3.5%, with a state subsidy covering 20% of the interest.

After the initial period, the interest rate will transition to EURIBOR plus 2%.

Eligible Properties:

Properties that qualify include apartments, houses, and land with a building permit.

Both new constructions and older properties are eligible, provided they are at least 60% completed.

Additional Conditions:

Borrowers must reside in the property for a minimum of six years.

The property cannot be rented out or sold during this period.
